The Complexity of a Shoreline Property Site Plan


Developing a water front property can be challenging in the Pacific Northwest with San Juan County Land-use and Shoreline Compliance along with our clients desires to build their Dream Home on their lot. It can be daunting. We start the process by lengthy discussions about our clients desire for their home. The setting up the complete program to execute all the ideas and details is where we shine as Architectural Designers start to finish. Ours years of experience and relationships with various professional resources including the San Juan County Building Department is key.


This a Site Plan for a Shoreline Parcel that we are currently working on. Our typical process allows for a Feasibility Study which requires a survey and further analysis of the lot. First we must establish the critical areas and setbacks especially from the Top of the Bank (TOB) and High Water Mark (HWM) according to the Land-use designation and various determining factors. At this time we also create a Tree Removal Plan and locate the tress which can be removed. We then collaborate with the San Juan County Land-use Department to understand the critical areas and which Environmental Reports are required in order to build on the lot. We have been navigating this process with much success for the past 20 years (as Design Build San Juan Inc) and so far we are not intimidated by any project we come across; steep bank, low bank, wetlands, archeological, geological or biological. Its all part of a process to be resolved in order to create the dream in the San Juan Islands, Washington.
